The intelligence layer is the same across every tier. The tier determines how many reports, how deep the diligence runs, and whether you call us by browser or by API.

Pricing questions.

How does pricing work?

Three self-serve steps: a free jurisdiction-level preview ($0), an address-specific Verdict ($5.99), and the full risk report — a flat $49.99 regardless of project complexity. Done-for-you permitting services (plan prep, drawings, filing) start at $99. You always see the price before you pay.

What is included in re-runs after a full report?

If the board issues a decision on a comparable project, or a new correction pattern shows up after you bought your report, we re-grade your forecast and email you the delta — for free, for 60 days.

How does Professional pricing scale?

It scales with active jurisdictions and team seats. Architects running 3–8 projects/month in 1–2 jurisdictions fit comfortably in the lower end; multi-jurisdiction expediter firms fit the upper end.

What does Developer Diligence include that full report doesn't?

Counterfactual pathway simulation (what if we drop the variance? what if we site outside the historic overlay?), per-overlay risk decomposition, prior decisions on the parcel including denials and withdrawals, and a verifiable audit trail formatted for an investment committee.

API access?

Endpoints: /approval_probability, /timeline_forecast, /comparable_projects, /correction_prediction, /municipality_intelligence. Per-call pricing with annual commitments; talk to us.

Refunds?

If the report cannot be produced (we cannot resolve the address, jurisdiction is not covered, no comparable cases exist), full refund automatic. Otherwise, the report is what it is — graded against the actual outcome over time so we live with our calibration.
